Why pay thousands of dollars for a full-service listing?  Emerald Realty will list your home for a low, flat fee of $1,000. We’ve all heard “location, location, location” is the key to real estate success, but the reality is competitive pricing and exposure to qualified buyers are the factors most likely to sell your property and we’re here to help with both. 
 
You Will Receive a Full Professional Marketing Campaign 
Display on a multiple listing service (MLS) is truly the most powerful marketing tool for home sellers. The Multiple Listing Service of Northern Illinois is the largest in the country. More than 48,000 agents refer to this site to bring qualified buyers to your door. These buyers have already reviewed the full listing sheet for your home and made an initial decision it is in their price range and meets their search criteria.  These are not casual lookers but people with a real need to purchase a home, often on a tight deadline.  
 
Agents cannot tell from your MLS listing, which appears in a standardized format, that you were savvy enough to opt for a limited-service listing.  The cooperating commission you offer the buyer’s agent will usually be the same as those offered by full-service firms and they will treat your listing with the same importance.  Both our listing fee and the cooperative commission to the buyer’s agent will be paid from your proceeds at the closing.  There are NO upfront fees.  
 
You also have the option to request an exclusive agency listing agreement.  This allows you to market the home on your own while it is listed on the MLS. If you identify a buyer through personal contacts or your own advertising,* you do not have to pay a cooperative commission to a buyer’s agent.  This can represent another big savings. 
 
How Much Can You Save? 
The answer depends on the sale price of your home. Take the example of a home that sells for $300,000:

A seller opting for an exclusive agency agreement with Emerald Realty in this scenario could also save the $7,500 buyer’s agent commission if they located their own buyer. 
 
How Do You Save? By Managing Your Own Schedule 
The most important thing you need to be willing to accept to have a limited-service listing work for you is the ability to manage appointments and remain calm and positive throughout the sale process. If you can get by without constant calls for reassurance, you are set to save thousands in listing fees. 
 
Services you will receive: 
 
  • Comparative Market Analysis. You will be given a report of recent closed sale prices of homes in your area, along with a detailed summary of current listings that pose potential competition. This is the same analysis offered with full-service listings. As do all clients, you ultimately set the sales price.
  •  
  • Powerful Internet Exposure. A detailed listing with color photos will not only be featured on the Multiple Listing Service of Northern Illinois Web site, but also displayed nationally on Realtor.com and more than 1,000 local real estate Web sites of firms that participate in IDX advertising. You can change your listing at any time for no charge. If you opt to host your own Open House, this will be advertised on these sites.
  •  
  • Presentation of Offers and Negotiating Advice.  When a buyer submits an offer through an agent, we will get the details and present these to you. We will help you evaluate both terms and pricing so that the contract you ultimately accept is the right one for you. All counteroffers will be handled in the same manner until you achieve resolution on each offer.

  • Paperwork. We will complete at your direction all of the paperwork necessary to list your house in the MLS and connected Web sites and supply all required disclosure forms for you to complete. Beware of competitors who charge for these forms or use generic ones that don’t meet Illinois requirements.
  •  
  • Sign. We will supply a professional lawn sign to all owners who are not prohibited by local ordinance from posting these. If you opt for an exclusive agency listing, you can also post your own “for sale by owner” sign.
  •  
     
    Tasks you will assume: 
     
  • Scheduling showings. Just as most full-service clients opt to do, you will set your own showing appointments. Agents who belong to the MLS will call the number you designate to make an appointment.  You can select the convenience of an electronic lockbox that securely holds a key and records the name and identification data of every agent who shows the home as well as the exact time of entry. This allows you to continue your normal work and activity schedule without having to be present for showings. Experienced agents will tell you showings are more effective when buyers are able to relax and take their time in exploring and discussing the house with their agent without the seller present.
  •  
  • Requesting showing feedback.  If you’d like to track buyer reaction to your property and its price, you can call buyer agents who have shown your home.  If you opt to secure your home with an electronic lockbox we will forward a record of showings and agent contact information to you.
  •  
  • Scheduling inspection and appraisal appointments.  You’ll need to accommodate the buyer for any inspections and their lender for an appraisal appointment.
  •  
  • Asking your attorney’s advice regarding earnest money escrow, contract deadlines, and post-contract negotiations.  Before a contract is signed, you’ll want to consult with your attorney regarding the escrow of earnest money. Emerald Realty does not escrow funds, but your attorney, a title company or the buyer’s brokerage can do so.  Inspection, financing and home sale contingency deadlines will all be spelled out in your contract.  You can monitor these and your attorney’s office will have them on their calendar.  If additional negotiations take place based on inspection findings or dates that need to be adjusted, you will discuss these with your attorney and make a decision based on his or her advice.

    Who Benefits Most from a Limited-Service Listing? 
    Just about the only thing you’ll be missing is someone to hold your hand throughout the process.  Ask yourself if you can get by without an agent to spend five hours on the telephone reassuring you a buyer is on the way, to corral and cage your pet when you’re running late and a showing appointment is drawing close or to run over with a flashlight, mop and bucket when you are out of town and remember you might have left a leaking toilet unattended (don’t laugh—done them all!). If so, then you are a perfect candidate to save thousands through a limited-service listing.
